Determining Market Rent: Our team conducts an exhaustive investigation to find the prevailing rental value of your property, ensuring you receive a fair and competitive income intended to quickly start bringing in income.
Property Showings: To facilitate convenience and maximize opportunities, we arrange property viewings seven days a week.
Property Promotion: Our multi-channel marketing strategy exposes your property to a wide audience. We list your home across all available online platforms for optimal reach. Additionally, an eye-catching Elemental Property Management sign will be prominently placed on your property to attract potential tenants.
Resident Screening: Our screening process is exhaustive. Every applicant undergoes rigorous checks including credit, employment, rental, criminal, and eviction histories, as well as sex offender status. We also evaluate debt-to-income and income-to-rent ratios. To ensure a great fit, each potential resident is personally interviewed by our experienced property management team.
Leasing: Each tenancy is supported by a comprehensive lease agreement, expertly crafted by Washington attorneys well-versed in Landlord Tenant law. We equip tenants with all required disclosures under the Landlord Tenant Act, ensuring transparency and legal compliance.
Property Condition Assessment: We prepare a comprehensive Move-In Condition Report for the resident to sign before they occupy the property, setting clear expectations and preventing future disputes.
Rent and Deposit Collection: All due funds from the resident are collected at the start of the lease, and a meticulous accounting record is shared with you, keeping you informed and ensuring transparency.
Collecting Rent: Rent is directly received at our office from residents or with the convenience of online ACH payments to ensure prompt rent collection on your behalf. In the event of late payment, we oversee the delivery of all legal notices and manage all resident communication until resolution.
Bookkeeping: We maintain comprehensive accounting records for every property and available on request. Monthly financial disbursements are made to property owners via either checks or direct deposits.
Handling Maintenance: Elemental Property Management expertly manages all maintenance requests. We coordinate between residents and vendors to ensure swift and efficient repairs. Our 24/7 availability ensures any emergencies are attended to immediately. Our relationships with preferred vendors offer substantial cost savings for property owners.
